About the role

The Residential Property Manager is responsible for overseeing the day-to-day operations, financial performance, and resident experience across a growing residential portfolio. This role provides leadership to on-site teams, ensuring properties are well maintained, compliant, and operating efficiently while fostering strong relationships with residents, vendors, and internal stakeholders. As Kingsley Management continues to expand, the successful candidate will also support the successful integration and long-term management of two newly developed residential communities. Key Responsibilities Property Operations & Resident Experience Oversee the day-to-day operations of a growing residential portfolio, ensuring communities are safe, well-maintained, and professionally managed. Deliver an exceptional resident experience by responding promptly and professionally to resident inquiries, concerns, and service requests. Support leasing activities, resident move-ins, lease renewals, and occupancy initiatives in partnership with the on-site team. Foster strong resident relationships that promote satisfaction, retention, and community engagement. Conduct regular property inspections to maintain high standards of cleanliness, safety, curb appeal, and overall property condition. Oversee parking administration and support day-to-day building operations. New Community Launch & Stabilization Lead the operational transition of newly completed residential communities from construction to occupancy. Partner closely with internal construction and development teams to identify, track, and resolve deficiencies while minimizing resident disruption. Establish operational processes and building standards that support long-term success. Source, negotiate, and manage contracts for key services including landscaping, waste removal, pest control, snow removal, security, and other building services. Manage operational considerations associated with an active construction environment while ensuring a safe and positive resident experience. Financial Management Assist in the preparation and management of annual operating budgets. Monitor financial performance, review operating expenses, and identify opportunities to improve efficiency and control costs. Review and approve invoices and expenditures within established authority. Support occupancy, revenue, and resident retention objectives across the portfolio. Leadership & Vendor Management Provide leadership and coaching to on-site team members, fostering a collaborative, accountable, and service-oriented team culture. Establish and maintain strong relationships with contractors, vendors, and service providers. Source, negotiate, and oversee service contracts, ensuring work is completed safely, on time, within budget, and to Kingsley's quality standards. Compliance & Risk Management Ensure compliance with the Residential Tenancies Act, Occupational Health and Safety legislation, and all applicable regulatory requirements. Maintain accurate documentation, including leases, inspections, vendor agreements, and operational records. Identify operational risks and implement proactive solutions to protect residents, employees, and company assets. Participate in a rotating after-hours emergency phone schedule, shared across the Residential Property Management team, to ensure timely response to urgent property-related matters. Continuous Improvement Identify opportunities to enhance operational efficiency, resident satisfaction, and overall portfolio performance. Stay current on industry trends, legislation, and best practices in residential property management. Prepare operational and financial reports and provide recommendations to senior leadership. Participate in cross-functional projects and initiatives that support Kingsley's continued growth. 3–5 years of residential property management experience, preferably within multi-residential communities. Experience managing newly constructed or lease-up residential communities is considered an asset. Proven experience leading and developing high-performing teams. Strong knowledge of residential property operations, maintenance coordination, budgeting, and vendor management. Working knowledge of the Ontario Residential Tenancies Act and other applicable legislation. Excellent communication, relationship-building, and conflict resolution skills. Strong organizational skills with the ability to manage multiple priorities in a fast-paced environment. Experience using Yardi or similar property management software. Valid Ontario driver's licence and reliable transportation. Willingness and ability to travel regularly between company properties. This role is based out of our Kitchener office and will require frequent travel to Owen Sound especially during the initial lease-up of a new residential community.
