Where You’ll Add Value

The Property Manager is responsible for delivering exceptional customer service and operational excellence across their assigned property, overseeing residential units. This role combines day-to-day operational oversight, leadership of on-site staff, and a relentless focus on providing an elevated living experience that reflects Morguard’s high standards.

As the primary on-site point of contact for residents, the Property Manager ensures that every interaction is handled with professionalism, empathy, and a commitment to exceeding expectations. Through proactive problem-solving, meticulous attention to detail, and strong leadership, this role ensures that residents feel valued, supported, and proud to call their building home. This role contributes to driving performance outcomes aligned with key operational benchmarks, including but not limited to: occupancy, service delivery, and financial stewardship.

How You’ll Make a Difference

Customer Service Deliver an exceptional resident experience by ensuring a high level of responsiveness, professionalism, and care in every interaction. Promptly and effectively address resident inquiries, concerns, and service requests. Act as a trusted on-site resource for residents, providing information about suite features, building amenities, and community events. Oversee and coordinate all “move-in” and “move-out” procedures, ensuring units are in pristine condition and residents experience a seamless transition. Conduct regular building and suite inspections to ensure compliance with company standards. Lead by example in maintaining a clean, professional appearance and fostering a welcoming environment throughout the property. Operations Oversee the day-to-day operations of the property, ensuring it is maintained to Morguard's standards of excellence. Conduct regular inspections of the building, equipment, and grounds to identify maintenance or safety issues, and coordinate timely resolutions. Coordinate with maintenance and cleaning teams to ensure consistent service delivery and operational efficiency. Support the procurement process for repairs, renovations, and maintenance projects and ensuring that all quotes are submitted for final approval. Manage after-hours emergency response and ensure continuity of service and safety protocols. Enforce lease agreements, including rent collection, adherence to building policies, and issuance of required notices. Maintain compliance with all relevant legislation, including the Residential Tenancies Act, and represent Morguard professionally at Landlord and Tenant Board hearings as required. Support leasing efforts by assisting with tours, renewals, and the implementation of on-site marketing initiatives. Collaborate with the team during turnover, commissioning, and early occupancy phases to ensure seamless handover, operational readiness, and resident satisfaction. Oversee and manage construction deficiencies and warranty tracking during the first year of occupancy. Oversee vendor commissioning, and support asset onboarding during stabilization and post-stabilization, ensuring a smooth transition to full operations. Coordinate with the team during pre-occupancy to support vendor onboarding, suite inspections, and operational handover. Oversee construction deficiency tracking and warranty management throughout the first year of occupancy to ensure timely resolution and asset integrity. Ensure operational readiness by aligning site-level processes and staffing with occupancy timelines. Leadership & Team Management Directly manage on-site staff, including Tenant Services Representatives. Plan, assign, and oversee daily work to ensure efficiency, quality, and service consistency. Coach, train, and develop team members on Morguard's customer service standards and operational best practices. Conduct regular team meetings to review performance, address challenges, and share updates. Promote a culture of collaboration, accountability, and pride in maintaining the property. Provide ongoing feedback and motivation to ensure high engagement and performance. Financials & Budgeting Review rent rolls, vacancy reports, and renewal leases for accuracy and timely completion. Monitor rent collection and ensure proper financial tracking of arrears and notices. Review and verify purchase orders and invoices for accuracy against approved budgets. Identify opportunities for cost optimization and operational improvements. In collaboration with the Facilities Coordinator, propose maintenance, renovation, or enhancement projects that improve asset value and resident satisfaction. Monitor and analyze operating expenses (OPEX), identify variances, and implement corrective actions to meet budget targets. Track recoveries and ensure accurate allocation of costs to maximize revenue and compliance. Align stabilized operating budgets with development underwriting assumptions, providing input and accountability during the transition from construction to operations.

The Expertise You’ll Bring

Post-secondary education in Business, Real Estate, Property Management, or a related field (or equivalent combination of education and experience). Minimum 3–5 years of property management or hospitality experience, preferably within a multi-residential environment. Experience leading on-site teams and managing multiple service providers. Strong knowledge of the Residential Tenancies Act (RTA) and familiarity with landlord/tenant processes. Excellent communication, organizational, and problem-solving skills. Demonstrated ability to remain calm under pressure and handle sensitive situations with professionalism and empathy. High attention to detail and commitment to maintaining property standards. Ability to work flexible hours and respond to emergencies as required.

Annualized Base Salary Range: $75,000 - $90,000

Pay Equity

The salary range listed for this position reflects the anticipated compensation at the time of posting. Actual compensation offered may vary and will be determined by factors including, but not limited to, experience, education, skills, certifications, internal pay equity and business needs.
