Job Description The Maintenance Technician plays an important role in creating a positive resident experience by keeping residents’ homes and shared spaces well maintained. Combining hands-on technical expertise with a strong customer service mindset, this role responds to maintenance requests, completes repairs and supports the reliable day-to-day operation of the property.
Working closely with residents and the site team, the Maintenance Technician takes ownership of each service request from assessment through completion. This role is well suited to someone who takes pride in the quality of their work and understands the impact dependable service has on the community.
The Taylor is a premium rental community located at King Street West and Spadina Avenue, in the heart of Toronto’s Fashion and Entertainment Districts—steps from the King streetcar and close to the restaurants, shops and entertainment of King West and the downtown core. Essential Duties and Responsibilities: Resident Experience & Customer Service Provide responsive service, take ownership of resident maintenance requests and address questions with a practical, solutions-focused approach. Keep residents informed as work progresses, including any changes to timing or additional repairs required. Complete work respectfully, minimizing disruption and leaving residents’ homes clean and orderly. Work closely with the site team to deliver a consistent and positive resident experience. Demonstrate integrity and the company’s core values in all interactions.
Maintenance & Building Operations Proactively inspect building systems, common areas and amenity spaces, addressing or escalating deficiencies and supporting RentSafe and other property compliance requirements. Respond to maintenance requests within the established 24-hour response standard, diagnosing and completing repairs involving plumbing, electrical, mechanical, HVAC and carpentry, as well as drywall, painting, flooring and cabinetry. Complete and track suite turnovers to Class A standards, coordinating repairs, fixture replacement, cleaning and final quality checks to ensure suites are move-in ready on schedule. Participate in the rotating on-call schedule and respond to after-hours property emergencies. Coordinate external contractors and monitor their work to ensure expected quality and timelines are met.
Health & Safety Follow established safe work practices, Personal Protective Equipment requirements and company procedures in accordance with applicable legislation, including the Ontario Fire Code and Occupational Health and Safety Act. Identify and respond to hazards, damaged equipment and other safety concerns, while ensuring contractors and vendors comply with site health and safety requirements. Participate in Joint Health and Safety Committee initiatives and other workplace safety activities as required. Administration & Reporting Maintain accurate and timely records of service requests, inspections, completed work and outstanding repairs in the Resident App and other required systems. Assist with purchase orders and invoice follow-up for maintenance-related parts, supplies and services. Qualifications: Strong customer service and communication skills, with a professional and respectful approach to working with residents, colleagues and people from a range of backgrounds. Ability to work independently, exercise sound judgment and manage changing priorities. A keen eye for detail and a proactive approach to maintenance and quality. Working knowledge of Microsoft applications, including Teams, Excel and Outlook.
Minimum Requirements: High school diploma or equivalent. Hands-on experience completing building maintenance and repairs involving plumbing, electrical, mechanical or HVAC systems, along with general renovation work. Availability to work onsite, accommodate flexible hours and participate in a rotating on-call schedule.
Preferred Attributes: College diploma, apprenticeship training or trades certification in a related field. Experience using maintenance management, customer database or resident communication systems.
Work Schedule: This is an onsite role based at the property. The schedule includes participation in a rotating on-call schedule for after-hours emergencies.
Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job, including: Regularly required to stand and move; use hands to grasp, squeeze, finger, handle, and feel; reach, push, and pull with hands and arms; twist; reach overhead; stoop, kneel, squat, bend, and crouch. Regularly required to climb and descend stairs and ladders. Regularly lift, carry, and move up to 50 pounds. Vision abilities required by this job include close vision, distance vision, and depth perception. Frequently required to sit, talk, and hear. If driving a company-provided vehicle: coordinate hands and feet, incorporating vision and hearing, to drive safely.
