SENIOR MANAGER, CBP RESIDENTIAL

Colonnade BridgePort is seeking a Senior Manager, CBP Residential to provide senior operational leadership across our residential property management platform. Reporting to the Director, CBP Residential, this role is responsible for leading the day-to-day performance of the residential operations team, ensuring consistent service delivery, operational excellence, strong client relationships, and a high-quality resident experience across a growing multi-market portfolio.
As the operational lead for the platform, the Senior Manager acts as the primary connection between the Director and front-line property management teams. The role supports team development, process standardization, portfolio performance, client engagement, and the continued growth and scalability of CBP’s residential business.
Key Responsibilities
Leadership and Team Development
- Provide direct leadership, coaching, and supervision to Property Managers and Tenant Services Coordinators
- Manage staffing plans, resource allocations and workload balancing
- Conduct regular one-on-ones, team meetings, and performance reviews
- Set clear expectations, goals, and KPIs for each team member
- Lead recruitment, onboarding, and training of new team members
- Assist in recommending organizational structure changes to support growth and efficiency
- Support succession planning and career development within the team
- Foster a collaborative, accountable, and service-oriented team culture
Operational Management and Process Improvement
- Develop, implement, and maintain standardized operating procedures across the residential portfolio
- Ensure consistent execution of:
- Lease administration and tenant onboarding/offboarding
- Tenant communications and complaint resolution
- Building inspections, preventive maintenance, and work order management
- Vendor and contractor management
- Assist in implementing cost-saving opportunities and service improvements at the building level
- Health, safety, and regulatory compliance
- Identify and implement process improvements, efficiencies, and system enhancements
- Support the adoption and optimization of property management platforms, including Yardi, Angus, SharePoint, DashQ, and other tools as applicable.
Portfolio Oversight and Asset Performance
- Provide strategic and operational oversight of the residential portfolio across multiple markets
- Monitor occupancy, tenant retention, revenue performance, and operating costs
- Review and support the preparation of annual operating budgets, monthly reporting, and variance analysis.
- Ensure properties are maintained to a high standard of physical condition and resident experience
- Step into direct management of select or complex assets as required during transitions, vacancies, or periods of growth
- Lead operational onboarding of new properties, coordinate property transitions and systems integration
Client and Stakeholder Relationships
- Act as a senior point of contact for client/owner inquiries, escalations, and relationship management
- Support and participate in client meetings, portfolio reviews, and reporting presentations
- Ensure all deliverables are aligned with management agreements and client expectations
- Collaborate with the Director to maintain and strengthen key client relationships
Regional and Multi-Market Coordination
- Ensure consistency of operations and service delivery across:
- Ottawa (primary market)
- Gatineau, QC
- GTA / Southwestern Ontario
- Atlantic Canada
- Coordinate with regional teams and resources to align standards, processes, and reporting
- Travel to other markets as required to support oversight and client needs
Financial Oversight
- Support the Director in monitoring financial performance across the residential platform
- Ensure Property Managers are managing budgets effectively, including:
- Revenue collection and arrears management
- Operating expense control
- Capital planning and project oversight
- Review and approve expenditures within delegated authority
Compliance and Risk Management
- Ensure all properties comply with applicable legislation, including:
- Ontario Residential Tenancies Act (RTA)
- Quebec Civil Code / Tribunal administratif du logement (TAL) (where applicable)
- Provincial health, safety, and fire codes
- Support the identification and mitigation of operational and financial risks
- Ensure proper documentation, record-keeping, and lease compliance across the portfolio
Qualifications and Experience
Education and Designations
- Post-secondary education in business, real estate, property management, or a related field
- Professional designation an asset (e.g., CPM, RPA, or equivalent)
Experience
- 8–12+ years of progressive experience in residential property management
- Minimum 3–5 years in a leadership role managing a team of property management professionals
- Demonstrated experience managing multi-site or multi-market portfolios
- Experience in budget preparation, financial reporting, and performance management
Knowledge and Technical Skills
- Strong working knowledge of:
- Ontario Residential Tenancies Act and LTB processes
- Quebec residential tenancy regulations (asset)
- Building operations, maintenance, and capital planning
- Property management systems (Yardi preferred)
- Familiarity with leasing, tenant relations, and residential market dynamics
Working Conditions
- Primary office location: Ottawa, ON (16 Concourse Gate)
- Regular travel to properties within the Ottawa market
- Periodic travel to Gatineau, GTA/SWO, and Atlantic Canada as required
- Occasional after-hours availability for emergencies or urgent client matters
- Hybrid work arrangement available in accordance with company policy
Compensation
- Base salary: $105,000 – $120,000
- Performance Bonus: 10% – 15%
- Total Compensation: $115,500 – $138,000
